Office Campus
Shepard Development Corporation (SDC) is committed to bringing to Southeast Calgary a master planned, transit oriented office campus. Our 33 acre site, directly adjacent to Deerfoot Trail at 130 Ave SE is currently zoned to house an 850,000 office campus.
Why Choose the Shepard Office Campus?
Choosing a Suburban Office Campus can have significant impact on the bottom line for your organization.
- Rental rates are lower than downtown core office space
- Operational costs are lower than downtown core office space due to higher efficiency operating systems
- Parking availability is greater than in the downtown core and is available at much lower costs
While many corporation wish to keep a strong presence in downtown Calgary, it is becoming increasingly more expensive to house all employees in core office space.
- With the communication technology available to every company, is it necessary to house all departments of corporation under one roof?
- Do you need your accounting, payroll, IT, customer service, engineering and field service departments in the same location as your executive and management teams?
- Why not move these essentials, but not highly visible departments to less expensive, new office space, and maintain your presence in the core by keeping the people who benefit your corporation by being downtown, in the core?

BRT service will operate every five minutes during peak times and ten minutes throughout the rest of the day. BRT service makes limited stops on its trip downtown and will get you there in 25 minutes. When the LRT does arrive on site, in an estimated 5 years, it will be a short 2-5 minute walk from your office building to the station and the LRT will deliver you to Eau Claire Market downtown.
Vehicular access for this site is second to none, with access off of the interchange at Deerfoot Trail and 130th Avenue South East. A 20 minute drive will deliver you downtown.
