Shepard Station is located directly beside the Shepard Regional Centre at the intersection of 130th Avenue and Deerfoot Trail. The site is zoned for 1,500,000 ft2 of office development, as well as a hotel on a 2.65 acre parcel of land. Adjacent to the development are a number of affluent and growing communities, as well as the nearby Fishcreek park and City bike path system. A current Bus Rapid Transit (BRT) route has been allocated to the site, which will also be the future home of the South East Light Rail Transit (LRT) line.
The project has been planned to allow for buildings to be designed and constructed individually or in tranches depending on the requirements of our tenants for leasable space. Currently, Shepard is in the process of securing a Development and Building Permit for Building No. One, a four-storey class “A” building comprised of 85,000 ft2 of leasable space.
Additional infrastructure is planned for the site that will accommodate the office development and hotel. The infrastructure work is expected to commence this summer.
